What we build

Luxury residences across Los Angeles.

Planned in detail and built by one accountable design-build team.

For more than forty years our family-owned firm has designed and built homes for clients who expect the details to be right the first time. Every project below begins the same way: with honest budgeting, careful pre-construction planning and a schedule we can stand behind.

Custom Homes

Ground-up residences designed around the way you live, from the first site study through the final walk-through. One team carries the architecture, engineering, permitting and construction, so nothing is lost between hands and no one has to referee.

  • Hillside and view lots, including complex grading and caisson foundations
  • Full design-build: architecture, interiors, landscape and structure under one roof
  • Transparent estimating and a detailed schedule before we break ground

Spec Homes

For investors and developers, we deliver market-ready luxury homes with the finish level buyers in Los Angeles expect and the cost discipline a pro forma demands. We value-engineer early so the budget goes where buyers will see it.

  • Feasibility, zoning and budget analysis before you close on the lot
  • Design tuned to the neighborhood and the resale market
  • Predictable schedules that protect your carrying costs

Fire Rebuilds

We help families in the Palisades, Malibu and the hillside communities come home. We coordinate with your insurance carrier, navigate the rebuild permitting process and build to today's Chapter 7A fire-hardening standards, so the new house is safer than the one you lost.

  • Like-for-like rebuilds or a redesigned home on the same footprint
  • Ignition-resistant exteriors, Class A roofing, ember-resistant vents and defensible space
  • Wood, steel, concrete and ICF options matched to your site and budget

Additions

Second stories, primary suites, great rooms, ADUs and outdoor living additions that look like they were always part of the house. We match rooflines, materials and proportions, and we plan the work so you can keep living at home wherever possible.

  • Structural and foundation upgrades handled in the right order
  • Seamless matching of existing architecture and finishes
  • Accessory dwelling units and guest houses

Whole House Remodels

A complete re-imagining of the home you already own: new floor plans, new systems, new kitchens and baths, and the craftsmanship to make it all feel original. We open up the layout, bring in light and modernize everything behind the walls.

  • Down-to-the-studs renovations with full electrical, plumbing and HVAC replacement
  • Kitchens, baths and primary suites at a luxury finish level
  • Seismic, insulation and energy upgrades while the walls are open

Outdoor Living Spaces

In Los Angeles the yard is another room of the house. We design and build covered loggias, outdoor kitchens and fireplaces, pools and spas, and the terraces, lighting and landscape that tie them to the architecture, so the indoors and outdoors read as one home.

  • Pools, spas and water features, engineered for hillside and view lots
  • Outdoor kitchens, fireplaces, loggias and pool houses
  • Hardscape, landscape and lighting planned with the house, not after it

Also in our portfolio: hillside construction on the demanding slopes other firms decline, pre-construction planning for homeowners who want a realistic budget before they commit to a design (how we build), and the structure itself, wood, steel, concrete or ICF, compared on its own page.

We take on a select number of significant projects each year. If you are considering a custom estate, a hillside build, or a full transformation, we would be glad to walk the property with you.
