Calabasas is estate country: large lots, long driveways, and the gated communities that set their own rules on top of the City's. A custom home here is a bigger building and a longer conversation, with an architectural review board to satisfy before the permit and a fire zone that shapes every roof, vent and window. We have built the 5,000 square foot Mediterranean, the home theater and the study, and we know what the review boards ask for because we have answered them.

Mike Ross holds the license, signs the contract, settles the design with our design partners, has it engineered by our structural engineers, pulls the permit and walks the site. Christine Ross runs the business. Four to five projects a year, because that is how many the family can personally be present for.

No. 01

The review board

Inside the gates, the community's architectural committee reviews materials, colors, height, landscape and construction hours before the City of Calabasas sees the drawings. We design to the guidelines from the first sketch and put the review on the schedule, so it is a step, not a stall.

No. 02

The fire zone

Much of Calabasas sits in a very high fire hazard severity zone. California's wildland-urban interface standard applies: ignition-resistant assemblies, ember-resistant vents, tempered glazing, decks detailed for embers. How we build to it.

No. 03

The scale

A 5,000 square foot house is a different schedule, a different site plan and a different set of trades from a valley addition. Keith, our scheduler and job cost specialist, builds the timeline and tracks every dollar against it; Juan, our superintendent, is the daily presence on site.
