The Palisades

This neighborhood is personal.

The canyons, the light, the ocean at the end of the street: the reasons people build in the Palisades are the reasons the building is hard. Lots climb, soils move, the coast weathers everything, and the city looks closely at every set of drawings. Palisades families have hired us over the past twenty years for exactly that work: custom homes on the hillside, coastal residences, and the additions and whole-house remodels that turn a good house into the one they keep. One of them interviewed twelve contractors before choosing this firm, and has sent us his neighbors since.

Since January 2025 the work has also meant rebuilding. Five Palisades homes are under way with us today: three on the hillside above Paseo Miramar and two on the flats below the village. The same team, the same engineering, the same standard.

Permits

Custom homes in the Palisades go through the City of Los Angeles and its hillside review, which we have run for years. Rebuilds after the fire have a dedicated, expedited path, and like-for-like designs move through it fastest. We design with the right path in mind from the first sketch. No. 02

Terrain

Caissons, retaining structures, soils reports and slope setbacks. Mike Ross has managed hillside foundations across Los Angeles for four decades as the builder, with his structural engineers and the foundation contractors he hires.

The code

California's wildland-urban interface code sets the standard for roofs, vents, glazing, eaves and decks in the Palisades. We detail every home to it, custom or rebuilt, so it never arrives as a surprise or a change order.

We hired Addition Building & Design to completely remodel our house in the Palisades and build a new addition to convert our house to a more open flow design. This addition was complex and Mike, the owner, and his team nailed it. Never any issues with any of the inspectors due to Mike's attention to detail. Mike was committed and present at the site all the time to ensure a timely completion and quality project.

It depends on your lot, your plans, and how quickly permits move, which is exactly why your builder matters. We give you an honest schedule for your specific property before you commit, not a generic promise.

We do not quote a number before we have seen your lot. What we do is build a line-item, fixed scope before you commit, tell you exactly when that price locks, and put every change in writing before it happens. What moves a Palisades number is on our cost page.

It is California's wildfire building standard for areas like the Palisades: ignition-resistant materials, protected vents and eaves, tempered glazing, and decks detailed for embers. We design to it from the first sketch.

Yes. We prepare a detailed, line-item scope your adjuster can work from and stay involved through the claim, so the rebuild you are paying for matches the home you are getting.
