A flat lot in Beverly Hills and a canyon lot in the Hollywood Hills are the same permit office and two different jobs. The coast weathers everything. The hills move. The Valley has its own zoning, its own overlays and its own review boards. A builder who has worked across all of it knows which questions to ask before the drawings start, and that is what keeps a Los Angeles custom home on its budget.
Mike Ross has been a builder in Los Angeles for four decades. The galleries on this site name projects in more than forty neighborhoods, from Manhattan Beach to Pasadena and from Malibu to Calabasas. Christine Ross, his daughter, runs the business and is usually the first person you will speak with. Four to five projects a year, chosen so the family can be present for each one.

Design and construction under one roof, and one name on the contract.
One team
Design-build means the firm that draws the house is the firm that builds it. Mike settles the design with our design partners, has it engineered by our structural engineers, pulls the permit as contractor of record and walks the site. Already holding plans from your own architect? We build from them.
A fixed scope before you commit
After the survey and the soils report we build a line-item scope, tell you when the price locks, and put every change in writing before it happens. The number you sign is the number we build to. How a project runs, phase by phase.
The family on your site
Four to five projects a year, because that is how many the family can personally be present for. You work with the people who own the company, through every phase, with one phone number: 310.617.2722.

Yes. Your architect stays the designer of record and we are the builder. We bring constructability and cost notes to the drawings before the price is set, and every field question during the build.
We do not quote a number before we have seen the lot. After a survey and a soils report we build a line-item, fixed scope, tell you when the price locks, and put every change in writing before it happens. The ground, the wildfire assemblies where they apply, and the window and door package move the number most. What moves a Palisades number is on our cost page.

Yes. Addition Building & Design, Inc. holds California contractor's license 925471 and carries the insurance a residential builder is required to carry. Both are yours to check before you sign.
